1. Not Being a Serious Seller. Sellers in this market need to be serious. We have plenty of inventory to weed thru and having a non-motivated seller makes it harder to find the best homes. Now is not the time to get top dollar for your home, so sell only if you need to.
2. Don't Listen to Your Agent Sellers need to listen to the professional that they hired. We need to take charge and tell you things that you do not want/like to hear. Listen and remember to help us help you.
3. Price Too High Sellers will think that there home is worth much more. Seasoned agents will not show over priced homes, period. Your home will only sell for what the market price is, not an inflated price. Also, don't assume that a appraisal is the market value. Many markets have lost value and many appraisals are were not accurate at the time.
4. Fail To be Prepared to Sell Sellers need to be ready to sell there home on day one. The first person thru the door might be the buyer. Failing to paint, clean, stage your home could ruin the deal. Have all the dogs and cats put away to make for an easier showing. Rid your home of all smells. This includes pet, cooking, trash, and dirty diapers. Have your most opined friend tell you the truth and listen to them and your agent.
5. Not Acting on Feedback Your agent has gone out of his way to make sure that you receive feedback. Sellers need to listen and take action on that feedback. When the feedback is the wall paper in the kitchen is said over and over, remove it! Or if the home as a smell, refer to number 4. Bottom Line, remove all objections that you hear.
